Helping You Build a Life Overseas

Buying on a budget in Turkey

Head to Turkey and you will be spoilt for choice when it comes to finding resorts, towns and villages where you can bag a bargain property. Let’s take a look where you should begin your search.

Overseas property buyers are definitely heading back to Turkey; a trend that contributed to a 66% rise in property transactions in July compared to the same month in 2016. More than 1,700 properties changed hands during this 4 week period, with Britons firmly in top five buyers' league.

A third of all foreign investors buying property in July headed to Istanbul – Turkey's most populated city – with ever-popular Antalya and Trabzon – the Black Sea resort – trailing in its wake.

With overseas property buyers jumping on planes to Turkey once again, the question is where are the best property deals found?

If you're tempted by a self-build project, then buying land is certainly an option. The outlying areas of Didim – the popular British-dominated resort in Aydin Province on the Aegean coast – is a good place to look. Just 20 minutes outside Didim in Yesiltepe, a 700 square metres plot will set you back around £30,000, with limited building permission required for developments of 300 square metres or less.

You'll be surprised at what you’ll find on the market with a budget of up to £50,000 – you’d do well to get a loft conversion done for that in London – if you are prepared to look beyond the main cities and large resorts.

If you have your heart set on a holiday home, then a one-bed property on a gated complex with a swimming pool in Didim can be picked up for around £30,000 – plus you’ll only be 10 minutes from Altinkum Beach. Factor in commission, property tax and annual complex charges and you're looking at just £35,000.

You might bump into actor and fellow resident Ricky Tomlinson – who played Jim Royle in The Royle Family – as you enjoy the landscaped gardens and communal swimming pools.

This price bracket will also offer the chance to buy one and two-bed properties on the Aegean Coast in Kusadasi and Dalyan, or inland in upcoming Bursa and Yalova. Areas around Fethiye, including Ovacik and Hisaronu, also offer great deals for the same amount of money.

Having found yourself a bargain you should weigh up the extra costs, such as agent fees, currency transfers, property tax and annual management fees, if you buy on a complex. This will ensure you get the right property at the right price.
